Job Title: Residential Property Manager / Leasing Agent

Reports To: Chief Operating Officer

FLSA Status: Exempt

Location: Various (main office Hackensack, NJ)

The Residential Property Manager / Leasing Agent will oversee all property management functions and will be responsible for all leasing activities for 500-unit residential portfolio.

Essential Duties and Responsibilities:

Property Management

  • Oversee daily management of a portfolio of residential properties consistent with “Class A” standards
  • Develop and perform regular, comprehensive inspections of all properties for maintenance issues and cleanliness
  • Work closely with Director of Facilities to facilitate repairs of building systems and to ensure building superintendents are performing all cleaning/ maintenance/repair functions
  • Maintain and organize electronic and paper tenant and building files
  • Respond to all resident communications (phone, email, etc.) in a timely and professional manner; meet with residents as requested to address feedback and concerns
  • Work with all departments on pre-move-in, move-in and move-out processes, including renovations, security deposit processing, and upon move-out, inspections and return of security deposit
  • Negotiate and monitor contracts for third-party vendors and service agreements
  • Assist in generation and assignments of work orders; monitor timely completion of work orders in all residential properties
  • Create, implement and maintain departmental operating budgets
  • Recruit, hire, train, schedule, supervise and evaluate staff
  • On 24-hour emergency call


  • Perform all functions of a leasing agent
  • Generate reports for senior management on availabilities, renewals, and move-ins/move-outs
  • Work with Accounting department in lease up process
  • Receive inquiries from prospective residents, contact all leads, create guest cards, input their information into database
  • Conduct presentations of the building and show apartments to prospective residents
  • Conduct lease signing and ensure accuracy of all lease documents
  • Implement and oversee various marketing strategies


  • Must have minimum of 5 years residential property management experience and prior experience & strong track record as residential leasing agent
  • Familiarity with Yardi a strong plus
  • Strong building operations experience & working knowledge of building systems
  • Familiar with applicable local, state and federal laws and regulations
  • Strong interpersonal and business communication skills
  • Superb organizational and time management skills
  • Proficiency in Microsoft Word and Excel
  • Knowledge of financial reporting, budgeting, and variance reporting
  • Knowledge of residential leasing practices, effective lead generation and marketing methods including social media
  • Proven ability to perform in a fast-paced environment and interact with senior management under highly demanding conditions
  • Excellent vendor management skills
  • Demonstrated ability to effectively interact with diverse groups across the organization
