The Certified Apartment Leasing Professional (CALP) credential is often the first step in a career in residential property management. This program equips leasing professionals with essential sales techniques, tools to increase resident retention, and strategies to better meet the needs of current and prospective residents.

For the Fall 2026, the New Jersey Apartment Association (NJAA) is pleased to partner with national instructor Rebecca Rosario to deliver the CALP training in a live, virtual format. This interactive experience allows students to engage directly with the instructor, collaborate with peers, and apply learning through real-world scenarios, group activities, and homework assignments completed both inside and outside the virtual classroom.

The course includes an orientation session to ensure all participants are comfortable with the virtual platform, followed by structured training sessions and a dedicated exam prep and review session to ensure students are fully prepared for success.

The program runs throughout the month of October.

Course Objectives
  • Apply professionalism, teamwork, organization, prioritization, and time management skills to attract and retain residents
  • Strengthen marketing and leasing strategies to increase occupancy and maximize property profitability
  • Analyze competition and conduct market surveys to build a competitive advantage
  • Apply effective leasing techniques that foster strong resident relationships
  • Understand current resident dynamics to improve community engagement and address concerns proactively
  • Build a strong sense of community that enhances resident satisfaction and retention
  • Apply Fair Housing laws to ensure compliance and prevent discrimination in the rental process
CALP Requirements

To earn the CALP credential, candidates must:

  • Have a minimum of six (6) months of onsite property management experience in a leasing role (Experience may be completed during the course; provisional certification will be issued until met.)
  • Successfully complete all CALP course modules
  • Pass the CALP examination within six (6) months of declaring candidacy

Note: Course tuition includes an eBook. Participants may print it or you may purchase a hard copy if needed.

CALP Exam Overview
  • One-part exam delivered via Live Online Proctoring (LOP)
  • 2-hour exam with 120 questions
  • Can be taken remotely with a webcam and audio-enabled computer
  • Must be scheduled at least four (4) days in advance
  • $60 retake fee applies for unsuccessful attempts

Attendance Policy

Attendance is mandatory for all credential courses. Students must attend all scheduled sessions in full to qualify for the final exam and credential. Cameras must remain on for the duration of each session.  

Emergency Absences: Must be reported to NJAA in advance or as soon as possible: education@njaa.com.  Approval is at NJAA/instructor discretion. Make-up sessions may require documentation. 

Class Recordings: Not routinely provided. Only available for approved emergency absences. Must be completed within a designated time frame. 

Non-Emergency Absences: Recordings will not be provided. Excessive absences may require retaking the course at participant expense

Exam Eligibility: Students who do not meet attendance requirements will not be eligible to sit for the final exam, per National Apartment Association (NAA) guidelines.
