The Certified Apartment Manager (CAM) credential is designed to develop property managers into the essential link between the apartment community, ownership, and onsite teams. This nationally recognized program equips you with the skills to strengthen operations, improve resident satisfaction, and directly contribute to your company’s bottom line.
Through CAM, you’ll learn how to drive occupancy with effective marketing and leasing strategies, lead and prepare high-performing sales teams, and ensure your community is always market-ready. You’ll build expertise in equitable resident relations, retention strategies, and delivering exceptional service through consistent communication and strong issue resolution.
The program also covers critical operational areas, including compliance with laws and company policies, property inspections, preventive maintenance programs, service requests, apartment turnovers, and vendor and contractor management. On the leadership side, you’ll develop skills in recruiting, hiring, training, and evaluating employees while maintaining accurate employment records and fostering a strong, accountable team culture.
Financially, CAM prepares you to analyze property performance, identify underperformance, and implement corrective actions that align with ownership goals. You’ll gain a strong foundation in accounting principles, learn how to maximize net operating income, and ensure accurate, transparent reporting of property performance.
NJAA is proud to once again partner with highly sought-after national instructor Maria Pietroforte to deliver this CAM training virtually. In this live, instructor-led format, students can actively engage with the instructor in real time, collaborate with classmates inside and outside the virtual classroom, and participate in guided activities and group assignments. Combined with real-world scenarios and a comprehensive review of all aspects of the CAM role, this training delivers a dynamic and practical learning experience.

To earn your CAM credential, you must complete the following:
- Minimum of 12 months of onsite property management experience (this can be obtained while taking the course; you will receive a provisional certificate until this requirement is met)
- Successful completion of CAM coursework
- Passing the CAM exam within six (6) months of declaring candidacy
Note: This course requires the use of an eBook, which is included in the cost of the training. Attendees will have the option to print their eBooks themselves or purchase a hardcopy.
The CAM exam is a one-part exam delivered via Live Online Proctoring (LOP), which can be completed from the comfort of your home or office. LOP requires a webcam and audio capability and must be scheduled at least four (4) days in advance based on proctor availability.
- The exam is 4 hours long and includes 185 questions
- If you do not pass, a $100 retake fee applies

Attendance is mandatory for all credential courses. Students must attend all scheduled sessions in full to qualify for the final exam and credential. Cameras must remain on for the duration of each session.
Emergency Absences: Must be reported to NJAA in advance or as soon as possible: education@njaa.com. Approval is at NJAA/instructor discretion. Make-up sessions may require documentation.
Class Recordings: Not routinely provided. Only available for approved emergency absences. Must be completed within a designated time frame.
Non-Emergency Absences: Recordings will not be provided. Excessive absences may require retaking the course at participant expense
Exam Eligibility: Students who do not meet attendance requirements will not be eligible to sit for the final exam, per National Apartment Association (NAA) guidelines.
